Once contingencies have been waived, and you are prepared to close, you will need to coordinate with the escrow company to schedule transferring closing funds.

At this point, all contingencies have been released, your closing funds are at escrow, and its now just about waiting for the title and escrow company to record the sale. Once the sale has been recorded at the recorders office, you are officially the homeowner and obtain keys!
